SpaceXSI, Elon Musk’s rapidly expanding data center enterprise powering the Grok artificial intelligence platform, is reportedly moving to acquire 418 residential properties in the Colonial Hills neighborhood of Southaven, Mississippi. The neighborhood sits approximately half a mile from the power plant that the company relies on to energize its massive network of GPUs. According to reports from The Guardian, real estate representatives have been going door to door in the community, presenting property owners with direct buyout offers on behalf of the corporate entity.

These acquisition offers reportedly come with a significant condition: homeowners must agree not to join an ongoing class-action lawsuit concerning severe noise pollution. Local residents have raised escalating complaints regarding persistent, disruptive noise emanating from the industrial gas turbines used to supply heavy electrical power to the data center facilities. The legal action seeks to hold the company accountable for the continuous acoustic disturbance impacting the surrounding residential area, making the sudden wave of property acquisitions a focal point of tension between the tech enterprise and the local community.

MZX, the SpaceXSI subsidiary directly responsible for operating the Colossus II site in the region, recently circulated an open letter to nearby residents to address the neighborhood developments. In the communication, the company stated that it “requires property for its business purposes.” This corporate explanation has been further elaborated by local civic leadership. Southaven Mayor Darren Musselwhite has indicated that the acquired homes are intended to house SpaceXSI staff and technical personnel whom the company will increasingly require as it continues to expand its operations and infrastructure in the area.

The intense operational focus in Southaven has also drawn the personal attention of Elon Musk himself. According to reports from the region, Musk has been staying in the area multiple nights a week—specifically utilizing an Airstream trailer four nights per week—to personally oversee the rapid construction and deployment of the data center build-out required to fuel the training and execution of Grok AI. This hands-on management style highlights the critical strategic importance that the company places on securing immense computing power and stabilizing its operational footprint in Mississippi, even as local friction mounts over environmental and community impacts.
